- How can they assist you in getting the

- What type of reporting system do they
have to keep you informed?

While I can certainly help you
sell your home, you, the homeowner, also play an important role.
Here are some tips that will help you get the best price:
Make
a Good First Impression. Make sure your yard looks good --
trim and edge the lawn, rake leaves, replenish rocks and bark you're
using for groundcover. You may even consider painting the front
door to give it a fresh look. Anything you can do to let prospective
buyers know your house is well cared for will enhance its curb appeal.
Clean the Inside.
Make sure everything looks great -- clean the appliances,
touch up paint (or put on a new coat of paint for a really fresh
look), fix leaky faucets, changed burnt-out bulbs, mop the floors.
Regrout and caulk where that's needed. Put out your best towels
and bathmats. Clean
the place as if you're expecting company, and then fix it up some
more!
Brighten the Place
Up. During the day, pull back drapes and open blinds so everyone
can see how bright your home is. Turn on lights in rooms and hallways
that don't get natural light. At night, turn on all the lights,
inside and out, to welcome your potential buyers.
Enhance Storage
Areas. The person who buys your home is looking for more
than just a nice place to live. They’re also looking for storage
space. Try to make sure any attic or garage space you have for storage
is free of unnecessary clutter.
Make
it Safe. You may have learned to live with the slippery rug
or the precariously perched boxes on the top shelf of that closet,
but prospective buyers and Realtors® have not. Make your home
as safe as possible for visitors.
Maximize Closet
Space. It's simple: a well-organized closet seems larger
than one that is in disarray. Box up the clothes you haven't worn
for years and donate them.
Don't Be There.
When your house is being shown, be sure to find someplace else to
be. Prospective buyers already feel like intruders, and if you're
there, they may hurry through. Your absence allows them to more
leisurely look at and appreciate the great things about your home.
Watch
Your Pets. You may love your pets, but they should not be
around when your home is being shown. Take them with you or, at
the very least, ensure they are safely put away somewhere where
they will not be a bother to your visitors.
